Homeowner Responsibility
It is the homeowner’s responsibility to bring the property up to these standards. If the property does not meet the minimum requirements, On Q may coordinate the necessary work on their behalf and charge the costs to their account to ensure the property is compliant and marketable.

Health & Safety Compliance
- Smoke Detectors: Working smoke detectors installed in all required areas (bedrooms, hallways, main living spaces).
- Carbon Monoxide Detectors: Installed in properties with gas appliances, fireplaces, or attached garages.
- Locks & Security: All doors and windows must have secure, functional locks.
- Handrails & Guardrails: Sturdy and code-compliant on stairs, balconies, and decks.
- Trip Hazards: No broken steps, loose flooring, exposed nails, or uneven walkways.
- Electrical Safety: No exposed wiring; outlets and switches must have intact covers and function properly.
- Plumbing Safety: All toilets, sinks, tubs, and showers must work and be free of leaks.
- Heating & Cooling: Functional HVAC system capable of maintaining safe temperatures.
- Water Heater: Must be properly installed, strapped (where required), and in working order.
- Rekey: Property must be rekeyed to ensure Resident security and no unauthorized access.

Cleanliness & Sanitation
- Pest-Free: Property must be free from infestations (roaches, rodents, termites, etc.).
- Deep Clean: Property must be professionally cleaned prior to marketing (including appliances, floors, windows, and bathrooms).
- Carpet/Flooring: Stains and odors must be addressed; flooring must be free of major damage.
- Trash Removal: No debris or personal belongings left inside or outside the property.

- Plumbing: No clogs, leaks, or dripping faucets.
- Appliances: All included appliances (stove, oven, fridge, dishwasher, washer/dryer if provided) must be functional.
- Lighting: All light fixtures must have working bulbs and covers.

- Yard Maintenance: Grass mowed, weeds removed, shrubs/trees trimmed.
- Pool Service: Owner is responsible for maintaining the pool at all times; Vacant or occupied
- Irrigation Systems: Functional and leak-free if installed.
- Exterior Surfaces: No peeling paint, broken siding, or visible structural damage.
- Address Numbers: Clearly visible from the street.

On Q Property Management will do our best to ensure the property meets all minimum requirements. By partnering with On Q Property Management, the Owner must acknowledge:
- The property must meet the minimum marketing standards outlined above.
- If the property does not meet these requirements, On Q will coordinate the necessary work on their behalf at their expense to bring it into compliance.
- Owners are encouraged to consider the best practice upgrades to maximize rental income and attract higher-quality tenants.
