“What is your Cancellation Policy? Are there any fees or timelines required for cancelling my contract?”
You can cancel at any time with 30 days notice. We do not charge any sort of cancellation fee or penalty.
“Do you use Remote Team Members (RTMs)?
No. Since you are trusting us with valuable assets and information, we believe it’s important to hire employees who are located in our offices and not contracted through an overseas hiring platform.
"Do your team members work from home or in an office?"
Our team members all work out of our offices, which are conveniently located in the markets we serve.
“What is the monthly cost of management?”
Our monthly management is a flat fee that depends on the market where your property is located. The price ranges from $75 to $89.
“What are the expectations for your team on phone communication and response time?”
Our team members are expected to have an answer rate of over 90% on all incoming phone calls and messages are to be returned as soon as possible, oftentimes within one business day.
“What is your weekend and emergency availability for myself and the residents in my property?”
We have team members in office and available Monday through Saturday from 9am to 5pm, as well as a 24/7 Emergency Line for unexpected maintenance emergencies.
“Will I have a single point of contact for my account?”
With On Q, you will have a licensed Property Manager assigned to you. This Property Manager is supported by a team of marketing professionals, leasing agents, service coordinators, Field Service Representatives, and more.
“Is there a mark up on maintenance and work orders? Can I use my own vendors?”
You are welcome to use Home Warranty or you can provide a vendor you want to use. If On Q needs to find a vendor, we will go through a professional preferred partner that is license bonded and insured. On Q does not markup maintenance or work orders.
“What are your leasing and marketing strengths in this market? What are your average days on the market for a rental property?”
A well priced and properly maintained property with On Q is typically on the market for 2 to 3 weeks.
“Do you require and enforce rental insurance for Residents?”
Yes, all our residents are enrolled in our master residential insurance policy and required to stay enrolled for their entire tenancy.
“What do you do to lease homes quickly?”
We utilize a multi-channel marketing approach to showcase properties effectively. This includes professional photography, virtual tours, and targeted online listings on major rental platforms.
“How do you ensure placing the best Residents?”
We use advanced screening, background checks, and a thorough application process to ensure that On Q has found the best residents for your property.
